NEW HOMES & CONDOS in ORANGE BEACH & GULF SHORES - Building Continues To Boom On Pleasure Island

ORANGE BEACH, AL — The hum of machines, clattering of nail guns and banging of hammers is being loudly reverberated across the landscape of both Orange Beach and Gulf Shores.  (from Condo Owner Magazine)*
A look at the agenda for the Orange Beach Planning Commission’s meeting on Monday harkens back to the days of the mid-2000s boom period.
That bustling activity is likely to continue as the commission will address a new condo tower west of the Cotton Bayou Beach Access, 69 homes next to Villages of Romar on the beach and 56 town homes on a lot in Canal Square Lane behind Blalock’s Seafood.
“That reminds back from the days of 2006 and 2007 when we were busy,” City Planner Griffin Powell said.
On Sept. 27 the Gulf Shores saw the preliminary approvals for a potential of 1,208 homes and multi-family units on 178-acre former site of Woodlands Golf Course, a 98-room Comfort Inn hotel on the north side of East Beach Boulevard and 106 apartments at Bon Se/ ...

OWA - NEW $500 MILLION AMUSEMENT PARK COMING TO THE GULF COAST

The 520-acre Owa development is adjacent to the City of Foley’s $40 million sports tourism complex which features 16 state-of-the-art outdoor fields and a 90,000 square foot indoor events center that is slated to open in the summer of 2017. Phase One of the project, which includes the 150-room hotel, retail and dining spaces, amusement park and lake will open Summer 2017. Future plans call for a waterpark, additional hotels, a condominium complex and a resort-level RV park. Kitchen, Flooring & Lighting Remodeling Tips for Dummies (or those who don't do it everyday!)

So I've heard even when you build a custom home, there are things you wish you knew or would do over..  Here is what I learned from experience from rehabbing my personal condo and some tips I tell clients.  I hope they help you or someone you know!  Any suggestions I would love to hear at Amy@AmySellsTheBeach.com

Have kitchen sink mounted or leveled so food rolls toward hole or disposal and doesn't get stuck to sides
Make sure your floor installer knows you want the LEAST amount of thresholds (those ugly pieces of trim that break up the flow of a room when unnecessary.)  My flooring people did a great job of having my beautiful luxury vinyl flow throughout the condo, even the bathroom for a more spacious look
Go for egg shell, washable flat or Satin finish paint for a more updated, high-end feel.  Shiny painted walls and ceilings makes a home look cheaper and highlights any flaws.
Don't feel obligated to have the big ugly florescent light in the kitc ...

$80 MILLION MIXED-USE HOTEL DEVELOPMENT PROPOSED FOR GULF SHORES

The City of Gulf Shores announced today that it has joined with a private development partner to apply to team with an international hotel brand to construct a 240-room full service hotel, spa and meeting facility on city-owned property located at the corner of West Beach Boulevard and West 1st Street. Article link from Pulse $80 MILLION MIXED-USE HOTEL DEVELOPMENT PROPOSED FOR GULF SHORES
If approved, the hotel will serve as an anchor on the two acre site for a proposed mixed-use development that will include a restaurant, street level retail and a third floor pool deck overlooking the public beach. The estimated $80 million project is being proposed by a development team led by Birmingham-based developer Ron Durham and architect Mack McKinney in response to a Request for Proposals issued by the City in the spring of 2015.
