The 520-acre Owa development is adjacent to the City of Foley’s $40 million sports tourism complex which features 16 state-of-the-art outdoor fields and a 90,000 square foot indoor events center that is slated to open in the summer of 2017. Phase One of the project, which includes the 150-room hotel, retail and dining spaces, amusement park and lake will open Summer 2017. Future plans call for a waterpark, additional hotels, a condominium complex and a resort-level RV park. When complete, total investment in the development is expected to top $500 million. The two projects will provide a seamless experience for “sport families” who travel to the area specifically for tournaments, but who will avail themselves of opportunities offered by Owa to entertain the entire family. The Poarch Band of Creek Indians on Wednesday unveiled detailed plans for a new “first-class, family-friendly tourist ...

Buying Florida or Alabama? The BORDER OF INDECISION

If you have every been one of the happy people to come visit our beaches, you know that both areas of our coast are wonderful.  But as much as the bras hang on the ceiling of the Florabama, you may have indecision hanging on your mind for which state to buy in.  Naturally, we would advise you to consult your CPA, attorney, and realtor, etc. for your personal situation. Here are are some things to think about:

Orange Beach/Gulf Shores, Alabama..What you need to know

1/3 of cost for property taxes generally when compared to FL
$$$ RENTAL INCOME - Higher gross annual rental income if your buying a gulf front home or condo
More BeachFront/GulfFront homes that are truly ON the beach..not across from the beach
New Luxury condos with fabulous rental income
No property taxes for some that retired
Usually easier to resell than FL properties due to taxes
Lots of restaurants and things to do: Tanger Outlet Shopping, 2 Starbucks, 2 theaters and The Wharf just to mentio ...

Kitchen, Flooring & Lighting Remodeling Tips for Dummies (or those who don't do it everyday!)

So I've heard even when you build a custom home, there are things you wish you knew or would do over..  Here is what I learned from experience from rehabbing my personal condo and some tips I tell clients.  I hope they help you or someone you know!  Any suggestions I would love to hear at Amy@AmySellsTheBeach.com

Have kitchen sink mounted or leveled so food rolls toward hole or disposal and doesn't get stuck to sides
Make sure your floor installer knows you want the LEAST amount of thresholds (those ugly pieces of trim that break up the flow of a room when unnecessary.)  My flooring people did a great job of having my beautiful luxury vinyl flow throughout the condo, even the bathroom for a more spacious look
Go for egg shell, washable flat or Satin finish paint for a more updated, high-end feel.  Shiny painted walls and ceilings makes a home look cheaper and highlights any flaws.
Don't feel obligated to have the big ugly florescent light in the ...

32nd Annual Frank Brown International Songwriters' Festival / November 3-13, 2016

The festival is dedicated to the late Frank Brown, who was night watchman at the Flora-Bama for 28 years, and whose moral values, integrity and strength of character still endure. During this festival, Grammy Award winning songwriters and the up and coming stars of tomorrow come into the spotlight to perform original songs in multiple locations in beautiful Perdido Key and Pensacola, Florida and Orange Beach and Gulf Shores, Alabama.
Festival attendees enjoy an up close and personal concert experience and are often able to learn the stories behind the songs as told by the original author. Venues of all kinds welcome the nearly 200 songwriters that come from around the country and around the world.
Whether you are looking for a "listening room" experience, a pleasant dinner and music venue, a family friendly musical adventure or a gritty roadhouse, FBISF has a place for you. Most venues are free to attend; a few charge a modest cover at the door. The Southeast Tourism Society named th ...
